Once you have decided on the home of
your choice your sales consultant will
request an earnest money deposit in the
form of a check payable to Alpha Home
Builders, LLC. Acceptance of the deposit
is a commitment on the part of the
builder to hold your home off the
market. It is also a commitment by you,
the Buyer to begin the sales and loan
approval process in good faith and to
close upon completion of your new home.
The on-site sales consultant will
schedule an appointment with you to
return to the sales office and sign the
purchase contract and related
documentation. An appointment is
imperative as the consultant wants to be
able to give you their undivided
attention.
At this appointment, the sales
consultant will answer any questions or
concerns you may have as you go through
the sales documentation describing the
agreement you are entering into and
collect signatures and earnest monies
for presentation to Alpha Home Builders.
Some of the most common documents you
may find include the sales contract
which details the property, the purchase
price, your down payment, and options
available to you. This is the first of
two opportunities you will have to
personalize your new home. The
documentation also lists other
conditions governing the sale.
Disclosures and disclaimers detail items
relating to the home you are purchasing
as well as items regarding the
surrounding community. Disclosure

Relationships lists the different types
of agency relationships that exist and
describes the fiduciary relationship
each party has in a real estate
transaction.
When you have signed all documents they,
along with your earnest money will be
sent to Alpha Home Builders for
acceptance. Once Alpha Home Builders
accepts the agreements copies will be
distributed to all parties, along with
any Homeowner’s Association documents
including protective covenants.
